Real Estate Management
At Austin Residential Management, we manage houses, condominiums, and multifamily property. Property management includes a wide range of services. Including:
  • Monthly rent collection.
  • Legal notices to delinquent tenants.
  • If needed, court filing for eviction.
  • Monthly online statements to owners with complete financial information.
  • Monthly ACH fund transfers to bank account of owner’s choice.
  • Lease renewals.
  • Make sure property is in compliance with Texas Property Code.
  • In house maintenance by Austin Residential Management.
  • 24 Hour emergency number provided for tenants.
  • Scheduling of warranty and all third party work.
  • Turn over maintenance and vacant make ready with estimates provided for approval before work started.
Leasing
Austin Residential Management leases all properties that we manage in house. We have licensed real estate agents that handle all aspects of the leasing process. We also offer a lease only service for owners who are not looking for full service management at this time.
  • We will perform a market analysis to determine true rental value.
  • Post property on Austin Board of Realtors MLS site.
  • List on our site as well as many other web sites.
  • We screen tenants, including rental history and criminal background.
  • Collect rent and required deposits.
  • We write the lease using Texas Real Estate Commission approved forms.
  • Work with other agents that may have interested clients.
